Dubai rental yields by area: what the 2026 numbers really say

Everyone quotes 8 percent. I took the official sale and rent figures for six popular areas and did the maths myself. Here is what a 1-bedroom apartment really earns, and what it keeps after costs.

Key takeaways

  • A ready 1-bedroom apartment earned a gross yield of about 5 to 7 percent across six popular Dubai areas in 2026 (DLD data, January to August 2026).
  • JLT (about 7.1 percent) and JVC (about 7.0 percent) lead. Downtown Dubai (about 5.2 percent) is lowest, because you pay much more to buy.
  • Rents on new leases are 3 to 8 percent lower than a year ago in all six areas, so work with today's rents, not last year's.
  • After service charges, an empty month and the 4 percent DLD fee, the net yield can easily be 1.5 points lower than the gross figure.
  • Yield is only half the return: apartment prices per sq ft grew about 9.4 percent a year from 2020 to 2025 (DLD data).

What are the real Dubai rental yields by area in 2026? For a ready 1-bedroom apartment in six of the most popular communities, the answer is roughly 5 to 7 percent gross, based on official Dubai Land Department (DLD) transaction data for January to August 2026.

That is still strong by global standards. But it is lower than the 8 to 10 percent you often see in adverts, and the gap matters. In this guide I show you the numbers area by area, how to turn a gross yield into a net one, and how I choose an area when rental income is the goal.

What is a rental yield? Gross vs net

Gross yield is the yearly rent divided by the price you paid. A flat bought for AED 1,000,000 that rents for AED 70,000 a year has a gross yield of 7 percent.

Net yield is what is left after the costs of owning: the building's service charge, months with no tenant, maintenance, a property manager if you use one, and the fees you paid to buy. Net yield is the number that actually reaches your bank account, so it is the one I always calculate with clients.

Dubai rental yields by area: the 2026 numbers

To compare like with like, I used the same unit in every area: a ready (finished) 1-bedroom apartment. The price is the median sale price of ready 1-bed apartments, and the rent is the median rent on new 1-bed leases, both for January to August 2026.

Gross yield is my calculation (median rent divided by median price), rounded. It is an estimate, not a guarantee: every building and every unit is different.

Two things jump out. First, the spread is narrower than people think: about two points between the best and the lowest of these six. Second, the "8 percent plus" headlines often rely on the cheapest units in an area, or on last year's higher rents.

Why do cheaper areas give higher yields?

Because rents do not rise in step with prices. In the table, a Downtown 1-bed costs about 2.1 times as much as one in JVC, but rents for only about 1.6 times as much. Tenants will pay more for the view and the address, but not twice as much.

The trade-off is supply and competition. Mid-market areas like JVC have a lot of new stock coming: more than 45,000 apartments in JVC are registered as off-plan (DLD data, September 2026). When many similar units hand over at once, landlords compete for the same tenants, and rents feel it first. Prime areas with little free land hold their value better, even if the yield on paper is lower.

Are Dubai rents still rising in 2026?

Not on new leases. In all six areas, the typical rent on a new 1-bed lease is 3 to 8 percent lower than in the same months of 2025: down 3 percent in JVC, 5 percent in Business Bay and Dubai Hills, 6 percent in JLT and 8 percent in Dubai Marina and Downtown (DLD data, January to August 2025 vs 2026).

Renewals tell a different story: they were flat or up in most areas, for example up 8 percent in JVC and 6 percent in Business Bay (same DLD data). That is because rent increases on renewals are limited by the official DLD rental index, so many existing tenants still pay less than a new tenant would.

The wider market agrees. CBRE reported that Dubai rents fell 2.6 percent year on year in the second quarter of 2026, with about 18,000 homes completed in the first half of the year, Gulf News reported on 29 July 2026. Earlier, in March, the regional conflict caused the first monthly price dip in six years, The National reported. My read: if you buy for yield today, use today's new-lease rent in your numbers, not last year's.

From gross to net yield: a worked example

Here is how a gross yield shrinks once real costs come in. I used the typical Dubai Marina 1-bed from the table, about 815 sq ft at the median price per sq ft. The service charge uses an average of about AED 16 per sq ft for Dubai Marina, from Luxhabitat's 2026 service charge guide. Always check the exact figure for your building on the official DLD service charge index.

ItemAmountYield
Yearly rent (new lease)AED 87,0006.1% gross
Service charge (about 815 sq ft x AED 16)minus AED 13,000
One empty month between tenantsminus AED 7,250
Rent leftAED 66,7504.7% on the price
Including the 4% DLD fee in what you paid (AED 1,475,760)AED 66,750about 4.5% net

Illustration built from DLD median figures for January to August 2026 and a published average service charge. It leaves out maintenance, a property manager's fee, furnishing and mortgage interest, which lower the yield further. An estimate, not a guarantee.

On a ready resale unit you also pay the agent's commission (2 percent plus VAT) and other fees, which I break down in every fee when buying property in Dubai. On off-plan, the agent's commission is always paid by the developer, never by you.

Yield is only half of the return

Your total return is rent plus any change in the value of the property. Over the long run, Dubai apartments have delivered on both. The median price per sq ft of an apartment rose from AED 1,106 in 2020 to AED 1,733 in 2025, about 9.4 percent a year (DLD data, 2020 to 2025).

2026 has been calmer. Ready 1-bed prices in our six areas moved between 6 percent down and 4 percent up compared with the same months of 2025 (DLD data). Past growth is no promise of future growth, so I never let a client buy a unit that only works if prices keep rising. The rent has to make sense on its own.

If you buy off-plan, remember there is no rent until handover. Off-plan can still be a good yield play, because you often buy below the price of similar finished units, but the yield only starts once you have the keys and a tenant.

How I choose an area for rental yield

  • Judge the building, not just the area. Two towers on the same street can have very different service charges, rents and upkeep.
  • Check the service charge first. A high one can wipe out a point of yield. The DLD index shows the approved figure for each building.
  • Look at what is handing over nearby. Thousands of similar new units finishing in the same year will push rents down around yours.
  • Think about the exit. Busy areas are easier to sell in. JVC saw about 1,560 ready 1-bed sales in January to August 2026, against about 250 in JLT (DLD data).
  • Know your tenant. Young professionals in JLT and Business Bay, families in Dubai Hills. The right layout for the right tenant fills faster.

If JLT's numbers appeal to you, have a look at Marriott Residences JLT, a branded project I am selling in the area.

Stefano's take

A good yield in Dubai today is 6 to 7 percent gross and 4.5 to 5.5 percent net. Anything much higher deserves a second look.

When a client shows me an "8 to 10 percent" promise, I ask three questions: is that rent from a new lease this year, what is the building's service charge, and how many similar units are completing next door? Most of the time, the honest number is lower, and that is fine. A solid 5 percent net in a well-run building, with the chance of long-term growth, is still a very good investment.

Frequently asked questions

What is a good rental yield in Dubai?

For a ready apartment in a popular area, about 6 to 7 percent gross was typical in 2026, based on DLD data for January to August 2026. After service charges and other costs, a net yield of around 4.5 to 5.5 percent is a realistic target.

Which area in Dubai has the highest rental yield?

Among six popular areas, JLT (about 7.1 percent) and JVC (about 7.0 percent) had the highest gross yields on ready 1-bedroom apartments in January to August 2026 (DLD data). Some outer areas show higher figures, but often with more new supply and weaker resale demand.

How is rental yield calculated in Dubai?

Gross yield is the yearly rent divided by the purchase price. For net yield, subtract service charges, empty months, maintenance and management from the rent, and add the 4 percent DLD fee and other buying costs to the price.

Are rents in Dubai going down in 2026?

Rents on new leases were 3 to 8 percent lower in January to August 2026 than a year earlier in JVC, JLT, Business Bay, Dubai Marina, Dubai Hills and Downtown (DLD data). CBRE reported Dubai rents down 2.6 percent year on year in the second quarter of 2026.

Is off-plan or ready property better for rental yield?

Ready property earns rent from day one, so it suits buyers who want income now. Off-plan earns nothing until handover but is often bought below the price of similar finished units, which can mean a higher yield once it is rented.
