Palm Jebel Ali property: what it costs, what sells and when it hands over

Villas at a typical AED 26 to 49 million, apartments from about AED 2.8 million, and almost nothing to resell yet. I went through the official sales and project records so you know what you are buying before you pay a deposit.

Key takeaways

  • Palm Jebel Ali property is almost all off-plan: about 1,920 sales direct from the developer and only about 32 resales in the DLD records so far.
  • In 2026 so far, the typical 1-bedroom apartment sold for about AED 2.78 million and the typical 6-bedroom villa for about AED 29.1 million (DLD data, January to early October 2026).
  • Villa prices per sq ft are about 38 percent higher than in 2025, mainly because the newer releases were priced higher (DLD data, January to September).
  • Releases sell out fast: about 97 percent of the 2025 beachfront villas on Fronds A to E and about 96 percent of Palm Central's apartments are sold.
  • Handovers come in stages, from late 2026 to 2029. You cannot rent it out yet, so treat it as a long-term buy.

Palm Jebel Ali property is the biggest beachfront launch Dubai has seen in years, and the questions I get are always the same. What does it really cost? Is anything left? When do I get the keys? Can I rent it out?

Below are the answers, built from Dubai Land Department (DLD) records and the latest news from the developer, Nakheel. I also tell you the four things I check before any client pays a deposit here.

What is Palm Jebel Ali?

It is the second palm island off Dubai's coast, south-west of Dubai Marina near Jebel Ali. The island was reclaimed in the 2000s, then stood still for years. Nakheel relaunched it in 2023, and the first sales appear in the DLD records that year.

  • Size: seven islands, 16 fronds, about 13.4 km long, with more than 90 km of beachfront (Khaleej Times, 20 August 2026).
  • Homes: mostly large beachfront villas of 5 to 7 bedrooms, about 2,000 planned in total, plus the first apartments at Palm Central (AGBI, 12 January 2026).
  • Plans around them: about 80 hotels, a 9,000 sqm retail centre and a Friday mosque for up to 1,000 worshippers. None of the hotels had a named operator in January (AGBI).
  • Money spent: more than AED 13 billion in building and infrastructure contracts awarded so far, Nakheel said in August.

One thing to know before you start: there is only one developer. Every new home on the island is a Nakheel release, so prices and payment plans are set by one company, release by release.

Palm Jebel Ali property prices in 2026

This is what homes actually sold for this year, by number of bedrooms. Apartments run from 1 to 4 bedrooms; villas from 5 to 7.

Source: Dubai Land Department (DLD) transaction data, January to early October 2026. "Typical" means the median: half the sales were above, half below. Rounded. A few 4 and 5-bedroom homes are large apartments or penthouses.

Even the typical 1-bedroom costs well above AED 2 million, so on value alone a home here clears the bar for the 10-year Golden Visa. My Golden Visa guide explains how off-plan purchases are treated, so check your own case.

Villas: why the price per sq ft jumped

If you compare this year with last year, villa prices look like they have shot up. Here is the same nine months, side by side.

Villas, January to September20252026
Number of sales556185
Typical priceAED 21.3 millionAED 29.3 million
Typical price per sq ftAED 2,630AED 3,620

Source: Dubai Land Department (DLD) transaction data, villas on Palm Jebel Ali, January to September 2025 and January to September 2026. Rounded.

Most of that jump is not existing villas gaining value. It is Nakheel pricing each new release higher than the last. The first releases, in 2023 to 2025, sold at about AED 2,500 to 2,650 per sq ft (DLD data). The 2025 beachfront releases on Fronds A to F are recorded at about AED 3,260 to 3,810 per sq ft, depending on the frond (DLD project records).

Fewer villa sales this year is mostly a supply story too. The big 2025 releases are sold out, and the latest one only came out in August. For comparison, AGBI reported in January that the typical Palm Jebel Ali villa cost about AED 21.3 million against about AED 33 million on Palm Jumeirah.

Apartments: Palm Central and the Palm Jumeirah test

For a long time Palm Jebel Ali meant villas only. That changed with Palm Central Private Residences, three Nakheel buildings with 434 apartments launched in late 2025 (DLD project records). In January to September 2026, apartments on the island sold 324 times at a typical AED 4.38 million, or AED 3,510 per sq ft (DLD data).

Here is the comparison I always make for clients. In the same nine months, ready and off-plan apartments on Palm Jumeirah sold at a typical AED 3,400 per sq ft (DLD data, 773 sales). So a new Palm Jebel Ali apartment, with keys years away, costs about the same per sq ft as an apartment on Palm Jumeirah you can move into or rent out today.

That does not make one a better buy. You are paying for a brand-new building, a payment plan spread over construction and the chance that the island matures around you. But it is the right question to ask. The current release, payment plan and floor plans are on my Palm Central page.

How fast is Palm Jebel Ali selling?

Very fast, when a release comes out. These are the latest Nakheel releases in the DLD records.

Frond F is the exception. Nakheel called it one of the last chances to buy a new beachfront villa on the fronds, with homes of about 7,500 to 12,500 sq ft (Khaleej Times). Only two sales are registered so far. Part of that is timing: a sale is often registered weeks after it is agreed, and the whole Dubai market slowed this summer, as I explained in my off-plan market update.

When will Palm Jebel Ali be ready?

In stages, and the dates are worth reading carefully.

  • First villas (Fronds K to P): 728 villas have reached internal and external finishing, Nakheel said in August 2026, with phased handovers from late 2026 through 2027. Earlier DLD inspection reports, reported by AGBI in January, pointed to completion between October 2027 and October 2028.
  • Beach and Coral villas (Fronds A to F): 544 villas, AED 3.5 billion of building contracts awarded in April 2026, completion targeted for the fourth quarter of 2028 (AGBI, April 2026). The latest inspection figures in the DLD records still show them under 2 percent built.
  • Palm Central apartments: stated handover July 2029 in the DLD records, with construction at a very early stage.

In short: the first residents should arrive from late 2026, but the island will be a building site for several more years. Hotels, shops and parks follow the homes, not the other way round.

Can you rent it out or resell it?

Not yet, in any real way. Only 15 rental contracts were registered on the whole island in 2026 so far (DLD data, January to early October 2026), so there is no reliable rent or yield figure. Anyone quoting you a yield for Palm Jebel Ali today is guessing.

Resale is thin too. Across all the years in the DLD records, there are about 32 resales against about 1,920 sales direct from Nakheel. That is normal for an island where nothing is finished. But it means you should plan to hold until handover and beyond, not to flip.

What to check before you buy Palm Jebel Ali property

  1. The handover date in your contractNot the brochure. Each release has its own date, and the first villas and the newest ones are years apart. Match the payment plan to that date.
  2. Which frond, and which sideBeachfront villas price in their frond and view. Frond-level prices in the DLD records differ by more than AED 500 per sq ft for similar homes.
  3. The total cost, not only the priceOn a AED 29 million villa, the 4 percent DLD fee alone is about AED 1.16 million. Every fee is in my buying costs table. On off-plan, the agent's commission is always paid by the developer, never by you.
  4. Your timelineWith no rental market yet and few resales, this works best for buyers who can wait until the island is lived in. My guide on how foreign investors buy off-plan explains the escrow protection on every payment.
Stefano's take

Palm Jebel Ali is a once-in-a-generation product: new beachfront land, in Dubai, from a developer that already built the first Palm. That is why the releases sell out.

But I tell every client the same thing. Buy it because you want to own a piece of that coastline for the next ten years, not because you expect to sell it next year. Today there is no rental market and almost no resale market, and prices are set release by release.

If the timeline suits you, the apartments at Palm Central are the easiest way in, and the remaining villas on Frond F are worth a serious look before they go.

Frequently asked questions

How much does a villa on Palm Jebel Ali cost?

In 2026 so far, the typical 5-bedroom villa sold for about AED 26.6 million, a 6-bedroom for about AED 29.1 million and a 7-bedroom for about AED 48.8 million, according to DLD data for January to early October 2026. Almost all of these are sales direct from the developer.

Can you buy an apartment on Palm Jebel Ali?

Yes. Palm Central Private Residences added 434 apartments in three buildings, and about 96 percent were sold in DLD records. The typical apartment sold for about AED 4.38 million (AED 3,510 per sq ft) in January to September 2026, and a 1-bedroom for about AED 2.78 million.

When will Palm Jebel Ali be finished?

In stages. Nakheel said in August 2026 that the first villas will be handed over in phases from late 2026 through 2027. The 544 villas on Fronds A to F are targeted for the fourth quarter of 2028. Always check the completion date written in your own sale contract.

Can foreigners buy property on Palm Jebel Ali?

Yes. Palm Jebel Ali is a freehold area, so buyers of any nationality can own villas and apartments there outright, and you do not need to live in the UAE to buy.

Who pays the agent's commission when you buy off-plan on Palm Jebel Ali?

The developer, always. The buyer never pays the agent's commission on an off-plan purchase. An agent's commission of 2 percent plus VAT, paid by the buyer, applies to ready and resale property only.
