Key takeaways
- The Dubai property market Q3 2026 data closes a strong nine months: AED 379.4 billion of sales from January to September, the second-highest total ever, after 2025 (DLD figures published on 1 October 2026).
- The year has two halves: sales value was up 23 percent in the first quarter, then down 46 percent in the third quarter against the record summer of 2025 (DLD data).
- Prices have eased, not dropped: the median apartment price per sq ft was AED 1,691 in the third quarter, about 3 percent lower than a year earlier.
- Buyers moved to smaller, more affordable homes. Dubai South was the busiest area, and about 68 percent of sales came direct from developers.
- For buyers, a slower market means more choice, more time and more room to negotiate.
The Dubai property market Q3 2026 results produced two very different headlines. On 1 October, Dubai Land Department (DLD) figures put property sales for the first nine months of the year at AED 379.4 billion, the second-highest total in the market's history after 2025, Emirates 24|7 reported.
At the same time, the third quarter itself was the quietest since 2023. Both are true. Below I put the official numbers side by side and explain what they mean if you plan to buy.
Dubai property market Q3 2026: the numbers
The year has had two halves. It opened at a record pace, then slowed sharply from the spring.
| Value of sales | 2025 | 2026 | Change |
|---|---|---|---|
| January to March | AED 143.0 billion | AED 175.9 billion | Up 23% |
| April to June | AED 185.4 billion | AED 110.4 billion | Down 40% |
| July to September | AED 170.6 billion | AED 93.0 billion | Down 46% |
| Nine months | AED 499.0 billion | AED 379.2 billion | Down 24% |
Source: Dubai Land Department (DLD) transaction data, all property types, January to September 2025 and 2026. Rounded. My nine-month total from the monthly data is within 0.1 percent of the AED 379.4 billion published on 1 October.
By number of deals, the third quarter saw 37,449 sales, against 59,340 in the record third quarter of 2025, a fall of 37 percent (DLD data, July to September). Compared with the second quarter of 2026, the number of sales was almost unchanged, down 2 percent.
For context, that is roughly the pace of the third quarter of 2023: about 35,000 sales of apartments, villas and commercial units now, against about 33,000 then (DLD data). And 2023 was a record year at the time.
Why did sales slow down?
The turning point was the regional conflict. The National reported in April that the market faced its first downturn since the pandemic, and AGBI reported that second-quarter sales value fell almost 40 percent.
The monthly figures show what happened next. Sales value went from AED 71.7 billion in January to AED 28.9 billion in May. Since then it has stayed at roughly AED 29 to 35 billion a month, with 10,000 to 14,000 sales (DLD data, May to September 2026). September closed at 11,287 sales worth AED 29.4 billion. That is a steady, slower market. It is not a recovery yet.
Are prices falling?
Much less than the sales figures suggest. The median apartment price per sq ft was AED 1,691 in the third quarter, about 3 percent below the AED 1,752 of a year earlier. Resale apartments were unchanged at AED 1,482. Villas eased about 6 percent, to AED 1,574 (DLD data, third quarter of 2025 and 2026).
The typical apartment sold for about AED 1.06 million, against AED 1.29 million a year earlier. Most of that gap is a change in what people buy, not an 18 percent price cut: more studios, and more homes in affordable areas. Khaleej Times reported on 30 September that studio sales rose 26 percent in the first eight months of 2026, and that only 6 percent of 717 off-plan projects launched since July 2023 had cut prices by 5 percent or more.
So is this a bubble bursting? I looked at that question in detail in Is there a Dubai property bubble?
Where are buyers still active?
About 68 percent of third-quarter sales were first sales from developers, mostly off-plan (DLD data, July to September 2026). These were the busiest areas by value:
| Area | Value of sales, July to September 2026 |
|---|---|
| Dubai South | AED 5.7 billion (also first by number, with 5,105 sales) |
| Business Bay | AED 4.5 billion |
| Palm Jumeirah | AED 3.1 billion |
| Dubai Marina | AED 2.9 billion |

The top end has not gone away either: a villa on Palm Jumeirah sold for AED 260 million in September (DLD data, September 2026). New to buying before completion? Here is how buying off-plan works.
What it means if you are buying
- You have time and choice. About 14,200 units were completed across 54 projects in the third quarter, and about 21,800 new ones were launched (DLD data, July to September 2026). Sellers and developers are competing for you.
- Negotiate the whole deal, not only the price. Most developers are holding their list prices, so ask about the payment plan and what else is included.
- Use today's rents in your numbers. The typical new apartment lease was AED 68,400 a year in the third quarter, about 2 percent lower than a year earlier, while renewals rose about 3 percent (DLD data). See my guide to rental yields by area.
- Know your costs. On off-plan, the agent's commission is always paid by the developer, never by you. Everything else is in my buying costs table.
The second-best year on record and the quietest third quarter since 2023: both are true, and I think that is healthy.
The market has gone from a sprint to a walk. For a serious buyer, this is the moment I like most: you can compare calmly, ask hard questions and negotiate. I would use the last months of the year to secure good units in areas with limited new supply, from developers who deliver on time, and ignore anything that only works if prices jump again next year.

Frequently asked questions
How did the Dubai property market perform in Q3 2026?
There were 37,449 sales worth about AED 93 billion in July to September 2026, down 37 percent in number and 46 percent in value on the record third quarter of 2025, according to DLD data. The nine-month total of AED 379.4 billion is still the second highest ever.
Are Dubai property prices falling in 2026?
They have eased rather than dropped. The median apartment price per sq ft was AED 1,691 in the third quarter of 2026, about 3 percent lower than a year earlier, and resale apartments were unchanged, according to DLD data. Villas eased about 6 percent.
Which areas of Dubai sold the most in Q3 2026?
Dubai South led both by value, at about AED 5.7 billion, and by number of sales, at about 5,100. Business Bay, Palm Jumeirah and Dubai Marina followed by value, according to DLD data for July to September 2026.
Is it a buyer's market in Dubai right now?
Buyers have more choice and more time than a year ago, because fewer people are buying while new homes keep completing. Most developers are holding their list prices, so the room to negotiate is often in the payment plan and the extras.
