Aldar's AED 30 billion plan next door: what the numbers say about Dubai Silicon Oasis property

Aldar says a huge new community near Dubai Silicon Oasis will launch within weeks. Before it does, here is what homes in the area cost today, what they rent for and what I would check first.

Key takeaways

  • About 12,000 new homes are planned by Aldar and Dubai Holding near Dubai Silicon Oasis (about 7,000 townhouses and up to 5,000 apartments), worth AED 30 billion. The launch is due within weeks.
  • A typical resale one-bedroom costs AED 710,000, up from AED 630,000 a year earlier, but resale sales are down about 34 percent.
  • My estimated gross yield is about 8 percent for a one-bedroom, before service charges and vacancy.
  • No prices have been published for the new launch. Wait for the real price list before you compare.

On 27 October, Aldar reported its third-quarter results and told The National that a AED 30 billion community, built with Dubai Holding, is due to launch within weeks. It sits near Dubai Silicon Oasis, one of the cheapest freehold areas in Dubai.

Here is what that means for anyone looking at Dubai Silicon Oasis property right now.

What Aldar said on 27 October

  • The project: a AED 30 billion master development near Dubai Silicon Oasis with Dubai Holding. About 7,000 townhouses and up to 5,000 apartments, built in phases over five to six years.
  • The timing: launch within weeks. Earlier, on 14 October, The National reported that Aldar plans to launch it by the end of 2026.
  • The results: net profit of AED 1.9 billion, up 25 percent. But development sales fell 34 percent to AED 6.8 billion, and UAE sales fell 45 percent to AED 5 billion.
  • The tone: Aldar says it has held prices and is raising them step by step on some projects. Its finance chief called the market "the new normal".

Across Dubai, a consultancy's third-quarter report cited in the same article shows home sales down 38 percent in number and 47 percent in value. So a big developer is launching into a slower market. That is good news for choice, and a reason to ask for the price list before you decide.

What Dubai Silicon Oasis costs today

I compared the official registrations for resale homes in the first nine months of 2025 and 2026.

Source: Dubai Land Department (DLD) transaction data, resale sales, January to September 2025 and 2026. Typical price = median. Rounded.

Prices went up about 13 percent for studios and one-bedrooms, while the number of resale sales fell by roughly a third. Buyers there are paying slightly more, but fewer of them are buying.

What it rents for, and the yield

This is the part investors look at first. Between 20 and 28 October, about 50 new one-bedroom leases were registered in the area. The typical rent was about AED 57,500 a year (a sample of the latest contracts, not every lease).

Divide that by the typical resale price of AED 710,000 and you get a gross yield of about 8 percent. This is my own estimate. It mixes two periods and ignores service charges, vacancy and fees. Treat it as a ceiling, not a promise. For other areas, see my rental yields by area guide.

What it means if you are buying

  • Wait for the price list. Nothing about prices or the exact plot has been published. The National's own reports differ slightly on the location, so I would confirm it on the official plan.
  • Compare with what is ready. A ready one-bedroom at AED 710,000 that already rents is a different choice from a townhouse that hands over in several years. My off-plan market update shows how many launches are coming.
  • Check the commission. On a new off-plan launch, the developer pays the agent commission. You never do.
  • Count every cost. My guide to Dubai buying costs has every fee in one table.
Stefano's take

Silicon Oasis has always been a practical area. Prices are lower, rents are solid and many tenants work nearby. A large Aldar community next door could make it a more complete neighbourhood, with more homes and more services.

But a new launch is not the same as a done deal. I would wait for the real prices, the payment plan and the handover dates, then compare them with ready homes that already pay rent.

If you want me to run that comparison for you when the price list comes out, just send me a message.

Frequently asked questions

How much does a property in Dubai Silicon Oasis cost?

From January to September 2026, the typical resale price was AED 480,000 for a studio, AED 710,000 for a one-bedroom and AED 1.25 million for a two-bedroom (Dubai Land Department (DLD) transaction data).

What is the rental yield in Dubai Silicon Oasis?

My estimate is a gross yield of about 8 percent for a one-bedroom. It uses a typical new-lease rent of about AED 57,500 divided by a typical resale price of AED 710,000. It is before service charges, fees and vacancy, so your net return will be lower.

What is Aldar building near Dubai Silicon Oasis?

According to The National on 27 October 2026, Aldar and Dubai Holding plan a AED 30 billion master development near Dubai Silicon Oasis, with about 7,000 townhouses and up to 5,000 apartments built in phases over five to six years. Aldar says it will launch within weeks. Prices and exact location have not been published yet.

Do I pay the agent commission on a new off-plan launch?

No. On off-plan purchases the developer always pays the agent commission, never the buyer. The 2 percent plus VAT commission paid by the buyer applies to ready and resale homes only.

Thinking about Dubai Silicon Oasis?

Send me your budget and I'll show you what similar homes have really sold and rented for in the DLD data, and tell you when the new launch prices come out. No obligation.
